Yes, all the properties were built with stairs providing access to each floor from the garden /ground floor to upper-level floors.

Rental prices are as follows:

  • Studio Apartments - $750/month
  • 1 Bedroom Apartments - $950/month
  • 2 Bedroom Apartments range from $1100 to $1350/month (depending on the particular unit)

Security Deposit is generally 1 months’ rent, due upon move-in. But in some cases, we can require up to 2 months security, depending on a person’s personal credit or rental history.

Utility fees are as follows:

  • Studio Apartments - $50/month
  • 1 Bedroom Apartments - $70/month
  • 2 Bedroom Apartments range from $90/month

Liability Insurance - each tenant is required to have a liability insurance policy, which we will arrange for a $7/month fee. However, for those tenants who elect to get their own renter’s insurance policy, those policies generally include liability coverage. In that case, the tenant is covered and there is no need for a separate liability insurance policy through Mile High Properties.

Most of our tenants have 1-year lease contracts. In some cases, we will put a 6-month lease in place, depending on a tenant’s personal credit or rental history. This usually happens when not all our rental criteria are met, but we want to give applicants a chance to prove themselves. In those situations, after the first 6 months we change over to a 1-year lease.

We are flexible with our tenants in terms of how they make their monthly payments. We can accept:

  •  Money Orders
  • Personal Checks
  • Online Payments (ACH/credit card/debit card).

We do not charge any additional fees for payment type.

Just like you, our bills are due on the 1st of every month. So, our policy is that your rental payment is due on the 1st of every month. By the 9th of the month, if payment has not been made, it is considered “late” and a $50 late-fee will be added to the account.

We do not allow for subletting of the apartments. We spend a lot of time and effort reviewing the credit and rental history of tenants before they can apply. For the safety and comfort of our residents, we do not allow them to sublet units to people we do not know, and for which we have not done the necessary background checks. From time to time, we have had a resident who meets with unforeseen circumstances – health issues, job loss – and they can no longer afford to stay in their homes. In those situations, we have allowed the resident to find someone who qualifies and is approved through our application process to be added to the lease. Once the new tenant moves in the old resident can be removed from the lease and no longer has any legal ties to the unit.

We understand that sometimes situations happen, but a rental lease is a “contract.” As a binding contract you cannot “break” the lease unless both parties agree. In those few cases the resident is charged a $200 Re-Letting Fee, and they will have to forfeit their Security Deposit

We are happy to say that most of our residents renew their leases! The renewal process is simple: 60 days prior to lease expiration the resident will get an offer letter to renew the lease, along with any changes to their monthly rental charges. In a few cases we choose not to renew the lease, and the resident will get a “non-renewal notice,” along with a 30 day notice to vacate the property. In situations where Mile High Properties and the resident agree to a month-to-month lease, the resident’s rent will generally increase 25% per month, and a 30 day vacate letter is still required in writing.

Yes, we include private parking for all our residents who are issued Private Parking Permits attached to their vehicles. In addition, there is street parking available on the main road leading to each property. If you become a resident, it’s important to get a parking permit because we tow vehicles that are not allowed on the property.

Guests are welcome and we want everyone to feel like it's home sweet home. However, guests cannot stay for more than 14 consecutive days at an apartment without being added to the lease. In those situations, we will do a background and credit check for that person, just as we did for the original resident.

Yes, we have on-site maintenance to handle EMERGENCIES only after hours; To submit a maintenance request you can either contact the Property Manager or if you are registered on RentCafe you can submit a maintenance request through the online portal.

We know it’s your home and we respect that, but for the safety of all our residents, sometimes we need to enter an apartment to perform emergency repairs, make an inspection, or check on the wellbeing of a resident. In those situations, we provide a minimum of 24 hours’ notice that we need to access the apartment. In all cases we will provide as much notice as possible before entering (unless it's for emergency purposes) and be respectful of your space. We will always knock and announce ourselves before entering any apartment.

We are constantly upgrading and improving our apartments with newer appliances. As a general rule each apartment includes Oven/stove, Refrigerator, Garbage Disposal, Dishwasher (select units), and Air Conditioning (select units).

Yes, to rapidly process applications and perform the needed background checks, we charge the following fees:

  • Application Fee - $25/person over the age of 18
  • Administration Fee - $100 per application
  • Security Deposit – generally 1 month rent
  • Prorated Rent, Utilities and Liability Insurance

The is a fee we charge during the application process to perform a background check on each person 18 years of age or older who will be living in the apartment.

Renters Insurance is not required by Mile High Properties, but we highly recommend it. These policies are usually inexpensive and provide good insurance coverage for residents. What is required is something called “Liability Insurance” for which we charge a monthly fee of $7/month.

We do not offer any type of extra storage space for our residents.

Colorado Springs is a growing city and sometimes parking can be a challenge. As a result, we cannot allow guests to take up parking spaces reserved for our residents. Guests MUST park on the street outside the properties, and those who park in the lot without a permit are likely to get towed.

We pride ourselves on being very proactive when it comes to the general maintenance of our properties. However, we do ask our residents to be responsible for taking care of minor items: replacing light bulbs, plunging toilets, etc. If you become a resident, just tell us if you are having a maintenance issue and we will work with you to get it fixed.

Yes, each of our properties have 24/7 Camera Survaillance to help our residents feel safe when they are at home.

For residents who may need someone to co-sign their lease, the co-signer must have an income of 6x the rental amount for the apartment. We have this requirement because a co-signer would need to be able to cover their own bills, in addition to the resident’s bills, if the resident defaults on his or her rent payments. In these cases, all other application qualifications will remain in effect.

For residents who wish to move out of their apartments at the end of the lease, we ask that they provide a minimum 30 days written notice.

Similar to the requirement we ask of our residents, if we choose not to renew a lease with a resident, we commit to providing a minimum of 30 days written notice of non-renewal. This allows both parties to plan accordingly.

Yes, there are public transportation locations right outside our properties which can take you anywhere in the city you need to go.

Mile High Properties is always making improvements to our properties and updating individual apartments. Often these renovations take place when an apartment becomes available before a new resident moves in. However, in some cases we work with long-time residents to improve apartments during the lease. These upgrades can include new appliances, flooring, bathrooms, kitchen backsplash, closets, and windows. In some cases, depending on the resident, we will share the cost of these renovations and even work out payment plans to help a resident’s cash flow for payment. In addition to individual apartments, we make significant investments in the property “common areas” - paving the parking lots, putting mulch in the flower beds, landscaping, building lighting, hallway carpeting, installing security cameras, replacing laundry machine, replacing building boilers, upgrading roofs, gutters, and fencing, etc. We make these investments to ensure our residents feel safe, comfortable, and secure.

Our properties are in Colorado Springs District 11.

Our 112 Bonfoy Apartment property is secured via key access to enter the building. The 110 Bonfoy Apartment and 1010 Delaware buildings are designed as “open” air properties. All Mile High Properties have extensive camera security systems installed, and we provide a 24/7 answering service for any emergency repairs.

We are always welcoming to new residents, as long as they qualify for approval through our application process.
